How it Works
*Ranges have been created utilizing TREB, provincial and local market statistics
*Ranges overlap to accommodate the normal Buyer/Seller negotiating process
*Ranges are broad to encourage offers and provide an avenue for negotiation
*Properties are listed at a fixed price, at the top value of the marketing range
*Properties are marketed utilizing one of the ranges, jointly selected by the Seller and the Agent
*The end of the range selected is close to the "seller's dream price" which is the price at which the property would be listed regardless of whether a range marketing program is being used
*The low end of the range is meant to attract a wider range of buyers for the property. Sellers who agree to use range marketing agree to entertain and respond to all offers within the range selected
*A dialogue based on a mutual understanding between Buyer & Seller of what price range the home will eventually sell in, encourages early negotiations
*Range marketing negates the time-consuming need of asking the Seller for price reductions as a result of listing a property at the "Seller's dream price" |
